Well, there are some steps you can take to ensure that you are getting the most out of your auditor.

One of the first questions an energy auditor will ask you is what does your energy bill look like? They will also likely ask about performance records for the past couple of years. Gathering up your records and having them ready to hand over to the auditor as soon as he or she arrives can save time and gives the auditor ideas in terms of where to start the energy analysis.

Before the auditor arrives, sit down and make a list of any problems you have noticed, such as drafty rooms, mold or mildew, pest problems, or heating and air-conditioning concerns.

When the energy expert is conducting an audit, you might be surprised where he or she is looking. It is important to have an organized space. In the case of a manufacturing facility or commercial building, make sure that the area around equipment or displays is clear. This will allow the auditor easy access when needed. If you run a dusty shop, it can be helpful to clean off any dials and displays so your auditor can get a clear read on every piece of equipment in order to make an accurate assessment.

Being able to discuss the following can also be very helpful:

• Heating and cooling zones
• Average thermostat settings for summer and winter
• Occupancy during daytime hours
• Occupancy during nighttime hours
• Heating sources and fuel types
• Energy-intensive appliances or devices, including heat pumps, space heaters, or other equipment.

Don’t forget to ask your auditor about any special financing or rebates that might be available. There are often different ways to help cover the costs of upgrades or new equipment.
